Residential properties for sale see a boost in March: AREA report

The number of home sales in the Lethbridge area was on par for the same month last year, with several other statistics including new listings and current inventory seeing a your-over-year bump.

According to the latest stats from the Alberta Real Estate Association throughout March there were 168 homes sold in the Lethbridge area, which is the same amount as the same month last year.

Additionally in the area, 225 new listings were put on the market in March, up 23 per cent from March 2024. Inventory in Lethbridge included 280 residential properties on the market a three per cent increase from the same month last year.

According to the AREA report detached homes were the top property purchased in the city over the 31 days, with the average price around $454,026 a six per cent boost from the previous year. Row housing saw the largest increase in sales, up 19 per cent, while apartment sales were down 25 per cent with prices seeing the largest uptick at 29 per cent.

In Lethbridge, the average price of a home saw an 11.3 per cent increase from March of 2024 at $409,391.

In the first three months of the year home sales in Lethbridge were up four per cent, with the average price seeing a 10 per cent year over year increase.
