Lethbridge home sales down in April

Home sales and new listings were down in April compared to the same month last year.

According to the Alberta Real Estate Association’s latest statistics, 192 properties were sold in April, a 1.5 per cent down tick from the same month last year. While 213 new properties were put on the market over the 30 days, down 9.7 percent from 2024.

While the number of sales and new properties saw a decline, the total residential average cost saw an 8.3 per cent boost to $404,282.

Detached homes were the most sold property type in April, with 129 properties sold a two per cent year-over-year bump. Apartments is the only other category to see a boost in sales over the 30-day period with 24 properties sold, up four per cent. Semi-detached homes saw a 29 per cent drop in sales and row housing saw a six per cent decline.

Compared to the first four months in 2024, the total number of properties sold in Lethbridge saw a two per cent uptick, with the average price over the four months up 10 per cent.
