Major redevelopment could be in store for prominent downtown office building

There are big plans in store for Commerce Court in downtown Lethbridge.

The five story brick building at 220 3rd avenue south has seen low occupancy rates the past few years.

Broker and Owner of Century 21 Foothills South, Kyle Lebeau, says the owner is now looking to reinvest, adding the idea for a total redevelopment of the main floor to include a potential coffee franchise and open concept board room and atrium, is being floated around.

New leasing options and plans to create condominium ownership opportunities are also in the works.

Lebeau says downtown Lethbridge needs to see this kind of investment, adding the City itself has put a lot of money into redeveloping the area and the private community needs to as well.

Built in 1982, Commerce Court is one of the largest professional buildings in Lethbridge’s downtown core.
